American Land and Title (ALTA) Survey

fdfdfdOur company was asked by the Pala Band of Mission Indians to determine and perform a boundary/American Land and Title (ALTA) survey for more than 3,000 acres in and around Warner Springs, CA. The object of the ALTA survey was to determine and locate encroachments, easements and unwritten rights using title and deed information. A color orthographic aerial photo of the entire 3,000 acres that would have the Record of Survey (boundary) and ALTA super-imposed over it was captured as a finishing touch to this evaluation.

Our efforts resulted in a variance discovery of the assumed acreage along with numerous encroachments. In the course of performing the Record of Survey, our field crew set monuments along the subject boundary. We were also asked to write legal descriptions to conform to field findings. Our company worked closely with Pala’s title company and attorney to come to a final determination of the property being purchased, allowing the client to know critical details about their intended purchase.


Grading/Construction Support

fdfdfdUnfortunately, construction failures happen. In this case our company was commissioned to survey a residential slope failure covering five acres and 15 lots. Using the most sophisticated equipment in the industry, we started this project by determining the pre-construction failure location. We then provided survey support for site grading and drainage systems, determined removal and re-compaction quantities and provided boundary control for post-construction lots.

At the conclusion of the project, all five acres and 15 lots were restored into a useful state, allowing for new home construction. Along with the newly built lot information, our client was supplied with complete quantity records identifying and detailing all removal and re-compaction of earth work, and detailed as-built drawings. This resulted in our client having the information needed to focus on priorities, while also attaining the necessary details to quantify grading volumes.


Record of Survey

fdfdfdA client came to us prior to purchasing a home, with the goal of determining and confirming property boundaries. Using property deed descriptions, we re-traced the existing deed to determine the clients boundary location, set required monuments and recorded a Record of Survey map with the County Recorder.

Empowered with a complete and thorough boundary survey that was recorded on file with the county surveyor, our client was able to physically identify the boundaries of the property they were purchasing and have the information they needed to identify any encroachments and consider any future improvements.
